Aerial capture resolves the things a condition assessment actually turns on: shingle and tile condition, seam and flashing detail, penetrations and their sealing, drainage paths and ponding evidence, parapet and coping condition, mechanical equipment mounting, and impact or uplift damage.

Capture is planned around the roof rather than flown generically. A low-slope commercial roof needs systematic nadir coverage to document ponding and membrane condition. A tile roof needs oblique angles to resolve slippage and cracking that vertical imagery flattens out. A facade needs elevation passes at consistent standoff distance.

Where a full orthomosaic of the roof plane is useful — for measuring areas, planning material quantities, or marking up findings against a to-scale image — that is produced from the same flight.

The Safety and Access Case

The obvious argument is safety. Falls remain among the leading causes of serious injury in construction and property services, and a large share of roof inspections put someone on a surface that is steep, brittle, wet, or structurally uncertain. A drone removes that exposure entirely for the documentation portion of the work.

The less obvious argument is coverage. Someone walking a roof documents what they walk to and photograph. Aerial capture documents the entire surface systematically, at consistent resolution, with every image positioned. Findings are not limited to where a person was willing or able to stand.

There is also the access case. Multi-story facades, steep tile, fragile membranes, and buildings where roof access requires coordination or lift equipment all become straightforward from the air.

Do you produce the inspection report?

No. Sellers LP delivers the visual documentation. Assessment of condition, determination of cause, scope and cost estimating, and any formal inspection report are the responsibility of the licensed inspector, engineer, or adjuster on your side.

That professional remains the certifying party. Sellers LP never is.

What resolution is the imagery?

High enough to resolve individual shingle and tile condition, flashing detail, and seam integrity at typical inspection standoff distances. Capture is planned around the specific roof type, because the coverage pattern that works for a low-slope commercial membrane is not the one that works for a steep tile roof.

Can you inspect a roof without anyone on site?

The flight itself requires a pilot on site, but nobody has to access the roof. For most exterior documentation, coordination is simply arranging site access and airspace — the property contact does not need to be present throughout.

Do you handle storm and hurricane damage documentation?

Yes. Post-event aerial documentation gives adjusters and property teams comprehensive, dated imagery from angles that are difficult and hazardous to reach on foot, which is exactly when roof access is least safe.

Pre-event baseline capture, where it exists, makes the comparison considerably more useful.

Can you fly in the airspace over my property?

In most of Broward, Miami-Dade, and Palm Beach, yes, with LAANC authorization filed in advance. Much of the region is inside controlled airspace around FXE, FLL, HWO, OPF, MIA, and PBI, and that coordination is handled as part of standard mission planning.
